Signs You Need Concrete Leveling
You do not need to be an engineer to spot a settled slab. Look for:
- A driveway or sidewalk section that has dropped lower than the piece next to it, leaving a lip you can trip on or feel with your car tire.
- Water that pools on a patio or pool deck instead of draining off.
- A slab that slopes back toward the house or garage rather than away from it.
- Gaps opening up where the concrete meets the porch, steps, or foundation.
- A hollow sound when you tap the slab — often a sign of a void underneath.
- Cracks that have widened as one side of the slab sinks.

How Concrete Leveling Works
Here is what you will see and hear on site:
- We look at what is actually happening. We check the elevations, look at how water drains around the slab, and figure out why that section settled — not just that it did.
- We drill small ports. Penny-sized holes are drilled through the settled concrete in a grid pattern.
- We pump material underneath. A lifting material is injected through the ports to fill the voids under the slab and raise it. You will hear the pump running and see the concrete move back up in stages.
- We lift to the limits of the slab. We raise the concrete as much as it will reasonably allow. Old, cracked concrete has practical limits, and we will tell you what those are before we start.
- We patch the ports and clean up. The holes are filled, and the surface is cleaned off.
For most residential slabs this is a same-day job, and light foot traffic is often fine right away.

What moves the price:
- Slab size and thickness — more square footage and thicker concrete need more material.

Concrete Leveling vs. Tear-Out and Replacement
Leveling is not always the right call, and we will tell you when it is not.
- Leveling is the better option when the concrete itself is still in decent shape and has simply settled. It is faster, cheaper, and you keep your existing slab.
- Replacement is the better option when the concrete is badly broken up, crumbling, or has spalled to the point that lifting it would just raise a pile of rubble. At that point pouring new concrete is the honest answer.

How long does concrete leveling last?
It is designed to stabilize and re-support the settled slab, and it holds up well when the underlying cause is addressed. Because our soil keeps moving with the seasons, long-term performance also depends on water management — drainage, gutters, and grading that keep water away from the slab.
Can you level a cracked driveway?
Often, yes. Cracks alone do not rule out leveling. What matters is whether the concrete is solid enough to lift as one piece. If it is crumbling, replacement is the more honest option, and we will say so.
Will the injection holes be visible?
The ports are small — about the size of a penny — and we patch them when we finish. They are usually not noticeable on a driveway or patio, though they will not perfectly match aged concrete color.
How soon can I use the surface?
For most residential slabs, light foot traffic is fine the same day. We will give you a specific timeline for driving on it based on the material used and your slab.
Why does my concrete keep settling in the first place?
