How do I know if my foundation actually needs repair?
Look for what you can see and feel. Doors and windows that stick or won’t latch, cracks running diagonally over doorways, gaps where the wall meets the ceiling, sloped or bouncy floors, and cracks in exterior brick that are wider at the top are all common signs. One hairline crack usually isn’t an emergency. A pattern of these signs, or cracks that keep getting wider, is worth having us take a look. An inspection tells you what is actually happening based on the elevations, not just guesswork.
Why do foundations move so much in the Round Rock area?
Central Texas sits on Taylor Black Clay, part of the Blackland Prairie. This is expansive clay soil — it swells when it’s wet and shrinks when it’s dry. Our weather swings between drought and heavy rain, so the soil under your slab is constantly moving. That’s why a dry summer followed by a wet fall often shows up as new cracks. Poor drainage around the house makes it worse by concentrating that moisture change in one area.
Are foundation cracks always a serious problem?
No. Some cracking is normal, especially small hairline cracks in drywall or a concrete slab as it cures and settles. What matters is the pattern and the direction. Diagonal cracks over doors and windows, horizontal cracks, and cracks that widen over time point to soil movement. We’d rather tell you honestly that you’re fine than sell you a repair you don’t need, so an inspection is the right first step.
Can I prevent foundation problems?
You can reduce the risk. Most of it comes down to water management. Keep gutters clean and direct downspouts away from the foundation, grade soil so water runs away from the house, and try to keep moisture around the slab consistent rather than letting it go bone-dry and then soaking. Fixing plumbing leaks quickly matters too, because water in the soil changes how the clay behaves. None of this reverses existing damage, but it helps protect the work once repairs are done.

How much does foundation repair cost in Central Texas?
It depends on the repair. Cost is driven by how many piers a home needs, how deep they have to go to reach stable soil, how much of the foundation is affected, access around the house, and the severity of the movement. Typical Central Texas jobs range from a few thousand dollars for a small, limited repair up to the tens of thousands for a full perimeter with many piers. We give you a firm number after the inspection, not a vague “contact us” runaround.
Why can two houses on the same street have very different prices?
Because no two foundations move the same way. One house might need six piers on a single settled corner. The neighbor might need twenty around most of the perimeter, plus deeper drives to reach stable soil because of site conditions. Access, slab versus pier and beam, and how far the areas that have settled need to be lifted all move the price. The inspection is what turns those variables into an actual number.
Do you offer financing?

Do you offer any discounts?

Do your repairs come with a warranty?
Yes, our repairs are backed by a warranty. Coverage depends on the repair type, the site conditions, and the terms of the signed agreement, so the details are spelled out clearly before any work begins. We’ll go over exactly what’s covered for your specific repair during the estimate.
What happens if the foundation moves again after repair?
Foundation repair is designed to stabilize the affected areas, not to freeze the whole house in place forever — soil in this region is always moving. The piers we install transfer weight to deeper, more stable soil to help reduce the risk of continued movement in the areas we repaired. Long-term performance also depends on water management around the home. If a covered issue comes up, the terms of your signed agreement explain how it’s handled.

Our Process
What happens during a foundation inspection?
We start by listening to what you’re seeing inside and outside the home. Then we take elevation readings across the floor to measure how much, and where, the foundation has moved. From there we explain what is actually happening based on the elevations and lay out clear repair options. You get a plain-English explanation and a written estimate — no pressure and no jargon.
How does the repair work actually happen?
For most slab repairs, we install piers at the settled areas. Crews dig access points, drive each pier down to refusal so it reaches stable soil, and then use those piers to lift the foundation as much as the structure will reasonably allow. On pier and beam homes, the work is inspection-based and may involve reshimming, replacing deteriorated beams or joists, and addressing crawlspace drainage and moisture. There’s real supervision on site the whole time.
How long does a typical repair take?
Most residential jobs take one to several days depending on the number of piers and access around the house. Smaller repairs can wrap in a day. We’ll give you a realistic timeline with your estimate so you can plan around it.
Do you use an engineer?
When required, the work is reviewed by an independent, professional engineer. The engineer reviews the elevations and the repair plan, inspects the work, and provides final documentation. It’s a genuine review, not a rubber stamp. If your situation calls for engineer involvement, we’ll tell you up front.
Will I need a plumbing test after the work?
Sometimes. Because leaks put water in the soil and affect how it moves, we may recommend a hydrostatic plumbing test after foundation work to check for leaks under the slab. Bats does the foundation repair; if a test turns up a plumbing issue, you’d bring in a plumber to handle that side of it. It’s about protecting the repair, not upselling you.
